(North Sioux City, SD) The Claussen Group is pleased to announce that the Graham
Airpark Development recently closed a land sale of 95+/- acres with the North Sioux
City Economic Development Committee (NSCEDC).
According to Stephen Jones, Graham Airpark Developer, this is a “huge” step forward
to building a world-class, public-use Executive Airpark with a 6600′ runway in southeast
South Dakota. “With the support from the State of South Dakota, we are excited to see
this monumental leap forward,” says Jones, “this investment from the State into North
Sioux City will continue to pay dividends to all of us long into the future.”
The Graham Airpark is a planned community development project that will be built
around a public-use runway at Graham Airfield. The Graham Airpark Owners
Association (AOA) is currently finalizing its Covenants, Rules and Regulations that will
protect the integrity of the expansive runway.
The Claussen Group, www.theclaussengroup.com, has a vast background in Design-
Build-Management projects, and successfully manages several member managed
associations in the United States.
Publicly released plans can be found at www.grahamairpark.com, and the building site
options surrounding the world class runway will be published soon. The Federal
Aviation Administration, South Dakota Department of Transportation, and KLJ
Engineering have collaborated with A-1 Development Solutions and the Graham Airpark
team to secure the ability to build this Design Group 3 runway in Union County. “This
will allow large corporate aircraft and general aviation to have the ability to call
southeast South Dakota ‘home,’” says Jones.
The entire development will advance to groundbreaking in the Spring of 2023. The
$17MM capital investment for Phase 1, which includes developing the runway, west
taxiway, and 24/7 landing systems will face a two-year construction build out with an
estimated completion date sometime in 2025.
As part of this land transaction, the Graham Airpark will be contributing 120+/- acres to
the City of North Sioux City for the new levy, to construct a nature path, and greenspace
barrier around the perimeter of the Graham Airpark in its entirety along the Big Sioux
River allowing for the current trail system in the community to expand.
The first sub-neighborhood of the Graham Airpark’s master plan has been recently
named the “River Bend Business Park” via naming contest of community members in
North Sioux City. The River Bend Business Park could have runway access via-
“through the fence operations” which have been highly successful in other communities
in the country. Those will be reviewed on a case-by-case basis for consideration and
must comply with the Graham Airpark’s AOA and a through the fence agreement with
the AOA.

There will be a Public Forum for community members to attend and listen to updates
and plans for the airport project on November 1, 2022, which will be held at Graham
Airport, 824 State Highway 105 in North Sioux City, at 5:30 PM. Graham Airpark is

the State of South Dakota
